<h2>Finding what area to live in is as important as the property you choose</h2>
<p>Panama is a small country, but there are a lot of areas that appeal to expats to relocate to. This is a positive for you and your family. If you’re a big city person in your home country, chances are, you’ll like living in a big city in Panama. As far as this goes, Panama City is your best bet. There really are no other major cities in Panama, and even the 2nd and 3rd largest cities (Colon, David) are not quite up to the cosmopolitan or logistical standards that Panama City is.</p>
<p>Conversely, if you love the beach, or the mountains, or the suburbs of the city, you can find a great fit in Panama. The trick is focusing in on what you want, and then getting to know what you’d be getting into if you moved there. Find an area that gives you the lifestyle you want, but at the same time, gives you good access to transportation, utilities, and comfort.</p>
<h2>Don’t commit to moving to Panama without visiting first</h2>
<p>It’s very easy to get caught up in the allure of Panama, and may people float the idea of moving here pretty quickly. That being said, you don’t want to jump the gun. We highly recommend visiting first; and usually, your best bet is to spend at least a couple of weeks. If you relocate without visiting first, we highly recommend renting. Rentals can be very affordable here, and short-term leases (3-6 months) are a great way to get to know where you want to live in Panama, without making a long-term commitment.</p>
<h2>Securing, and financing your new house or apartment in Panama</h2>
<p>If you decide to rent, you have a lot of options as far as leases go. You can sign a lease without permanent residency, but usually need to provide a financial reference as well as a professional one; plus, you will need to leave a security deposit and may pay a significant amount more if you sign for short terms (1-3 months). There are many furnished apartments available for short or long term, so you won’t need to really take the plunge financially if you don’t want to.</p>

Whether you pay the full amount all at once, or finance, it’s important to set up a local presence, or a local bank account. <h2>Talk to licensed real estate brokers</h2>
<p>Under Panamanian law, you must have a license to sell real estate, and must be vetted under a number of circumstances that aim to protect both the buyer, and the seller. That being said, there are many people (including expats) that try to broker real estate without a license, for some extra cash or as a favor. We highly recommend you only do business with a well-known realty group with licensed realtors only. Don’t fall for the temptation of a “friendly” deal. If it seems too good to be true, it probably is, so hedge your risk by starting on the right track. You may find it beneficial to talk to a few realtors, as prices may vary, and area availability will change.</p>
<h2>If you are able to, visit the properties in person</h2>
<p>Seeing is believing when it comes to Panama, and an exploratory trip to check out potential real estate first hand is critical for any buyer. If you live in Panama already, spend some time checking out the neighborhood, talking to local business owners, and try to get to your potential properties in the way you’d usually use transportation to and from it (if you’ll be living there). Also, make sure to have the properties inspected before buying. If you’re visiting Panama for the first time, have fun with it! Take a tour of each of the areas you’re interested in, and more than just walking through properties, get to know the local culture and neighbors. Panama’s a great place to live, but for many, may not be their cup of tea. A good exploratory visit will reduce the risk of future disappointment, and give you a great excuse to take a Panama vacation to boot!</p>
<h2>Run everything by an experienced local attorney</h2>
<p>Again, if it seems too good to be true, it probably is. This is why it is extremely important to have an experienced lawyer look over every contract, and mediate any negotiations as they come up. Don’t take the risk of trying to do it all yourself. It’s tough enough as a local, but as an expat you’ll find that going it alone will add lots of headaches, and could cost you heavily in the long-run. Remember, buying real estate is a big deal, and something that should be handled with diligence and care, every step along the way. <p>Panama’s old city is booming in the real estate sector, with the classically-designed (and tourist hot spot) San Felipe leading the charge. There’s something else going on in Casco, however, that has real estate experts even more excited, and that is Santa Ana. Technically speaking, most of Santa Ana isn’t Casco. It’s adjacent to it. But this ideal location has made it Panama’s most sought after transformative neighborhood. What we know as Casco is essentially expanding, and that is opening a whole new market for expansion in the surrounding areas, with some great buys available.</p>
<h2>2. Boquete:</h2>
<p>There’s nothing new about the popularity of Boquete real estate, as it’s been on the map for quite some time now as far as expat investment. These days, however, it’s hotter than ever. Much like Casco Viejo, the area by which Boquete has been famous for, for real estate, is expanding. This means lots of new complexes and properties for many budgets and lifestyle choices. Boquete tends to have great buys for the money, especially if you’re looking for a mountain lifestyle or retirement.</p>
<h2>3. Gorgona:</h2>
<p>There was once a time where Gorgona was most famous for being a quiet beach town next to Coronado. Thanks to a few major developer investments from Panama’s biggest property companies, this has changed. Gorgona is now a much more vibrant beach community, with easy access to Panama City, and lots of amazing (and well-priced) condos and houses. Within a 5-10 minute drive, you’ll find the Panamerican Highway, multiple big supermarkets, a movie theater, restaurants, small businesses, and hardware stores.</p>
<h2>4. Pedasi:</h2>
<p>This area on Panama’s Azuero Peninsula has quickly become the go-to place to invest for those looking to get into eco-tourism, hostel/hotels, or a kind of “off-the-grid” vacation housing experience or retirement. Prices for land are very good, and there’s plenty of room for big projects, as well as some current big projects already underway. There’s great surf, a young crowd of tourists and expats, friendly laid-back community, and a truly unique Panama beach lifestyle rolled into one. If you love beaches, surfing, and want to be far from the hustle and bustle of the city, this is your place!</p>
<h2>5. San Francisco (Panama City):</h2>
<p>It’s hard to draw an urban comparison to San Francisco in Panama city, because it’s so unique. This is one of the city’s largest neighborhoods, and it seamlessly combines suburban-style households with the tower lifestyle Panama City has become famous for over the years. It’s also got an amazing coastline, and very convenient access to highways, main avenues, and parks. This area is also home to some of Panama’s hottest new, and innovative restaurants, giving it a great quality of life, for people of all ages (and incomes).</p>

The Amador Causeway and islands lay on the far south side of Panama City. The islands are connected by a thin strip of land, and subsequent avenue that connects them with the city and have a rich history and bright future ahead of them, all in one. For years, Panamanians have been using this part of the city as a refuge from the hustle and bustle; a place to live or spend the day on the water, just minutes from downtown.<br />

<h2>What does the Amador Causeway look like?</h2>
<p>One of the big draws of living on the Causeway is its beautiful natural, yet refined setting. This area is a major sailing port for small ships (and some bigger ones) heading through the Canal, or just docking in the city. It’s oceanfront Panama at its best, with beautiful rocky coastlines, palm tree lined streets, marinas, and spectacular views of downtown Panama City and the Pacific Ocean. The architecture is a blend of classic Canal Zone designs mixed with newer Caribbean-inspired beach estates. Amador consists of four islands: Naos, Culebra, Perico, and Flamenco. Perico Island is the most popular for residents, tourism, and commerce, while Naos is famous for the Smithsonian Tropical Research Institute and a number of labs.</p>
<p>The Amador Causeway has 4 hotels, a number of restaurants that run the gamut in taste and budget, and a lot of outdoor activities available to tourists and residents. Amador is also home to the Balboa Yacht Club, which is one of the most famous, and oldest yacht clubs in the country, and also an icon from the American Panama Canal Zone years. Many tourists and business travelers choose to stay on the Causeway due to its quiet, tropical setting, while still being close to the city’s attractions, as well as the business center.</p>
<h2>A bit of history in every step, on Panama’s Amador Causeway</h2>
<p>The Causeway is famous for a number of reasons in history, with the two greatest being it’s protective fortifications (built for WWII, but never used), and one of Manuel Noriega’s compounds, where he once fled, and has since been ransacked to ruins after his arrest in 1990. The Causeway was also a very iconic location for wealthy Canal managers, and Zonian (people born during the American occupation of the Panama Canal Zone) families. It is the literal mouth of the Canal on the Pacific side, and is still a great place to watch some of the world’s biggest, and greatest ships as they transit towards the Atlantic side of the Canal. You can even still walk along the long paths that connect the mainland to the islands, and see life as it would have been almost 100 years ago, as you pass the old and the new blending, to create what now is one of Panama’s most luxury, relaxing refuges from the city.</p>

<p>When people in Panama refer the “interior”, they’re talking about the provinces, cities, and towns that are outside of the capital, and capital province (Panama). <h2>Finding what area to live in is as important as the property you choose</h2>
<p>Panama is a small country, but there are a lot of areas that appeal to expats to relocate to. This is a positive for you and your family. If you’re a big city person in your home country, chances are, you’ll like living in a big city in Panama. As far as this goes, Panama City is your best bet. There really are no other major cities in Panama, and even the 2nd and 3rd largest cities (Colon, David) are not quite up to the cosmopolitan or logistical standards that Panama City is.</p>
<p>Conversely, if you love the beach, or the mountains, or the suburbs of the city, you can find a great fit in Panama. The trick is focusing in on what you want, and then getting to know what you’d be getting into if you moved there. Find an area that gives you the lifestyle you want, but at the same time, gives you good access to transportation, utilities, and comfort.</p>
<h2>Don’t commit to moving to Panama without visiting first</h2>
<p>It’s very easy to get caught up in the allure of Panama, and may people float the idea of moving here pretty quickly. That being said, you don’t want to jump the gun. We highly recommend visiting first; and usually, your best bet is to spend at least a couple of weeks. If you relocate without visiting first, we highly recommend renting. Rentals can be very affordable here, and short-term leases (3-6 months) are a great way to get to know where you want to live in Panama, without making a long-term commitment.</p>
<h2>Securing, and financing your new house or apartment in Panama</h2>
<p>If you decide to rent, you have a lot of options as far as leases go. You can sign a lease without permanent residency, but usually need to provide a financial reference as well as a professional one; plus, you will need to leave a security deposit and may pay a significant amount more if you sign for short terms (1-3 months). There are many furnished apartments available for short or long term, so you won’t need to really take the plunge financially if you don’t want to.</p>

After a lengthy session of the Panamanian National Assembly, an extension was approved for the moratorium placed on penalties for property owners who own late real estate taxes. This moratorium was extended to December 31st, giving these property owners who haven’t paid the tax the ability to do so without penalties or added interest. This is good news for many in Panama. According to a press release from the National Assembly “the moratorium extends to interest, fines and surcharges that are generated by the non-payment of the single rates of private companies and foundations constituted and duly registered in the Republic of Panama.&#8221;<span id="more-6370"></span></p>

<h2>What are the origins for the moratorium on these types of property taxes?</h2>
<p>Panama has made some aggressive moves in recent years to try and increase state-based revenues, specifically in the municipalities, to help improve fiscal budgets for towns and cities with real estate booms. This income is coming directly from property taxes, and is deemed necessary in order to help pay off the government’s deficit, which sits at $1.6 billion dollars, equivalent to 1.6% of the gross domestic product (GDP) and represents an increase of $ 966 million compared to the balance of the first half of the previous year. Overall, property taxes in Panama remain relatively low by comparable regional and global standards.</p>
<p>Clearing out a big chunk of this fiscal debt is critical to Panama’s economy, even if it costs Panama’s property owners. Logging back taxes without payment is a high-risk gamble, which is why Panama is putting so much importance about reeling it in, and enforcing more fiscal responsibility in the public sector. Luckily, the moratorium extension will give people with back taxes more time to get up to date.</p>
<h2>Some basic info on Panama’s Property Taxes</h2>
<p>Panama Real Property Tax applies to the value of the land and all registered improvements which are not exonerated. Here is a list of Panama real estate tax rates:</p>
<p>Panama Real Estate Tax Rates (Property Tax):<br />
The first $30,000 USD is exempt.<br />
Between $30,000 up to $50,000 have a rate of 1.75%.<br />
Between $50,000 and $75,000 have a rate of 1.95%; and<br />
Everything over $75,000 has a rate of 2.1%.</p>

<p>Anyone over 18 years of age with a lifetime pension or annuity paying a minimum of $1,000 USD per month qualifies. Another $250 must be paid per month by the annuity or pension for each dependent. The annuity or pension can be paid by a private company, military, government agencies, corporations, a bank, an insurance company, or a Trust. This Panama visa provides several discounts from movie theaters, restaurants, hotels, pharmacies, concerts, and domestic airlines along with other products or services.</p>
<h2>2. Friendly Nations Visa:</h2>
<p>Citizens from any of the 50 nations considered “friendly” to Panama can move here with their immediate family and acquire a faster permanent residency visa than any other Panama visa. To qualify, the friendly citizen can either buy an existing Panama business or create a new business here or be employed in a professional capacity for a Panama professional services company. </p>
<p>The Friendly nations visa offers permanent residency within 3-6 months and offers the option of getting a work permit. The cost is around $5,000 USD all said and done in order to obtain permanent residency (not including the work permit). </p>

<h2>3. Professional Employment Visa:</h2>
<p>Foreigners working for a Panama company in a “professional” capacity paying social security taxes and holding a college degree and a professional license (if required by his or her country) can become a permanent resident after two years of being a temporary resident. The term “professional” is not limited to the definition in Panama’s Constitution or the laws defining a professional for citizens.</p>
<h2>4. Panama’s Reforestation Investor Visa:</h2>
<p>A minimum investment of US$80,000 in a reforestation project certified by the government including purchasing a minimum of five hectares of titled land with an additional investment of $2,000 for each dependent.</p>
<h2>5. Panama’s Self Economic Solvency Visa:</h2>
<p>Three options exist to qualify for this visa created to attract wealthy foreigners:</p>
<p>-Minimum US$300,000 investment of equity in any Panama real estate with an additional $2,000 USD for each dependent.</p>
<p>-Minimum US$300,000 investment in a 3 year Panama bank CD. An additional $2,000 deposit is required for each dependent.</p>
<p>-Combining the first 2 options by investing in both a Panama bank CD and Panama real estate where the cash and equity total a minimum of US$300,000 (or foreign currency equivalent). An additional $2,000 USD must be invested for each dependent.</p>
<h2>6.Panama’s Business Investor Visa:</h2>
<p>A minimum US$160,000 investment in capital stock of a Panama corporation. The foreigner can be a shareholder and/or an officer. An additional $2,000 must be invested or each dependent.</p>
<h2>7. Married to a Panama Citizen Visa:</h2>
<p>This must be a valid marriage (not a sham) to a Panama citizen can apply for a permanent visa.</p>
<h2>8. Parents of Child Born in Panama Visa:</h2>
<p>The parents of a child born in Panama who is over five years old can apply for this permanent visa. The parents of future children born in Panama can apply for this permanent visa after the child’s fifth birthday.</p>

<p>With so many options available, it’s highly recommendable that you look carefully at visa type and compare it to what suits you best, and what will serve you best when you make the transition to moving to Panama.
